Joy’s Folly is a charming seaside holiday destination located directly opposite Tootgarook Beach on the renowned Mornington Peninsula.

Four fully self-contained beach houses have been lovingly restored, blending retro charm with modern comfort, and sit amongst beautiful native gardens, gravel paths and lush lawns.

Designed to host up to 16 adults, Joy’s Folly is ideal for couples, families, and larger group bookings — including wedding parties, golf weekends and extended family getaways. The layout allows for shared moments without compromising individual privacy, often lost in larger single-accommodation options.

Practical Comforts

Parking & Accessibility

There’s no need to navigate busy Point Nepean Road during peak periods — gated, off-street parking for vehicles and watercraft is accessed via the rear of the property.

One of our beach houses, Emily, includes a wheelchair-accessible bedroom and bathroom.

Laundry

Detergent, washing machines and dryers are available to all guests at no extra cost. Ironing facilities can be provided upon request.

The iconic Hills Hoist clothesline is positioned just outside the laundry for guest use.

Beach Shower

Our guests can enjoy a warm rinse under our outdoor shower after returning from a day at the Beach.

Boat Shed Equipment

Our front boat shed is filled with fun and games for your enjoyment! Some items are available to hire with a deposit, while others operate on an honesty system. Items include:

Communal Dining & Lounging

Our long outdoor dining table invites guests to gather for shared meals, casual drinks or slow morning coffees in the sunshine.

Nearby, a row of comfy sun lounges offers a breezy communal spot to read, relax or connect with fellow Folly guests — all just steps from the sand.

Barbecues

Each beach house has its own gas BBQ located on the front deck. If your gas bottle runs out during your stay, we’ll happily restock it for you.
