Stay Essentials

  • We’ll notify you via SMS as soon as your beach house is ready on the day of arrival. Check-in is usually from 3:00pm.

    Check-out on your departure day is by 10.30 AM.

    Late check-out up to 12.00 PM is at the discretion of Joy’s Folly management, must be pre-organised the night before departure and is dependent on other guests’ arrival that day. Late check-out must be approved by management in writing to avoid late checkout fees.

    No late checkouts are permitted between 1 December to 31 January.

  • If you arrive early on your check-in day, we should be able to arrange a car spot for you, and you’re welcome to use the communal facilities before you head off to the beach across the road. Please arrange this with us prior to your arrival.

  • Absolutely. Joy’s Folly offers convenient contactless check-in and check-out via a secure lockbox — designed for easy, self-contained holidays.

    You’ll receive detailed arrival instructions via email or SMS before your stay.

    When it’s time to leave, simply return your key to the lockbox outside your beach house.

  • Bookings for Joy’s Folly can be made through Booking.com or Airbnb. At this time, we do not accept direct individual bookings. For any changes or cancellations, please contact the third-party platform you used to make your reservation.

    Group Bookings (2 or more beach houses) can be made directly through Joy’s Folly. The specific terms and conditions for your group booking will be provided via email before confirmation. Any changes or cancellations to group bookings are subject to approval by Joy’s Folly management and will be handled in accordance with the agreed terms and conditions.

  • Yes — all beds are dressed in high-quality linen, and we provide soft bath towels for your stay. Just remember to pack your own beach towels.

  • Joy’s Folly is an end-of-stay clean property. For longer stays of 2 weeks or more, we offer a complimentary mid-stay housekeeping service.

Comfort & Convenience

  • Yes, we offer complimentary high-speed Wi-Fi in all beach houses.

  • Yes, each beach house includes a Smart TV connected to Wi-Fi — perfect for relaxing with a movie after a day by the beach.

  • Yes — guests have free access to washing machines, dryers and detergent. An iconic Hills Hoist clothesline is located right outside the laundry. Ironing facilities available upon request.

  • Yes! Each beach house has a fully equipped kitchen designed to make holiday living easy — whether you’re whipping up breakfast before the beach or settling in for a sunset BBQ on the deck. You’ll find:

    • Full-size fridge (in Stephanie, Alice & Emily) or mini-fridge (in Harriot)

    • Electric cooktop & oven

    • Microwave

    • Coffee machine

    • Kettle & toaster

    • Cutlery, crockery & cooking utensils

    • Private deck with a gas BBQ

    • Outdoor table & chairs

    With a proper kitchen, you can cook, chill, snack or share a meal — whatever makes it feel like your kind of holiday.

  • Yes — a cot and/or highchair is available upon request. Just let us know when booking and we’ll have it ready for your arrival.

  • Yes, our beautiful beach house Emily has a wheelchair accessible bedroom and bathroom. Please don’t hesitate to contact us to discuss your individual needs.

Travel & Transport

  • Yes, we offer free and secure parking in a generously sized, car park — ideal for cars, trailers and watercraft. Convenient rear access means no need to navigate busy Point Nepean Road during peak season.

  • Let us know when booking, and we should be able to accommodate a secure space in for your jet ski or boat.

  • Bus route 788 stops just 100m from Joy’s Folly’s front gate, providing regular service between Frankston and Portsea, via Dromana, Rosebud and Sorrento.

    It connects to Frankston Train Station and runs extended services during summer months. Late-night Friday and Saturday services also operate as part of the Night Network.

  • We’re around a 1-hour drive from Melbourne via the Mornington Peninsula Freeway — the perfect escape from the city.

  • The property enjoys immediate access through flora and fauna reserves on to the clear and clean waters of the Capel Sound Beach. The water is perfect for swimmers of any age, beach cricket at low tide, kayaking, windsurfing, paddle boarding, jet skiing and general boating.

    Idyllically, there is no public camping in the nearby vicinity of Joy’s Folly. The beloved shared biking and walking Bay Trail can be found directly across the road and continues to historic Sorrento in one direction and Dromana in the other.

    You’ll be spoilt for choice with the Mornington Peninsula’s renowned surf beaches, including Rye, St Andrews, Sorrento and Portsea. Nearby Gunnamatta Beach is patrolled by volunteer Surf Life Savers in the warmer months, and is a short 16 minute drive from Joy’s Folly via quiet back streets, away from heavy summer traffic.

  • The Mornington Peninsula offers something for everyone — from award-winning wineries, craft breweries and artisan food markets to relaxing hot springs and aquatics centres. Golf enthusiasts can enjoy world-class courses just minutes away, while beach lovers are spoiled with pristine ocean beaches and calm bay waters perfect for swimming, kayaking and paddleboarding. Nearby, the scenic Bay Trail invites you to explore by bike or foot, with vibrant local seaside towns, cafes and shops close at hand. Find out more.

Location & Local Area

Groups & Bookings

  • Yes — you can book all four beach houses for group holidays, family reunions, weddings or golf weekends. Joy’s Folly sleeps up to 16 adults comfortably, with private space for each group. Contact us directly to plan your stay.

  • Unfortunately, no. For several reasons we do not allow guests to bring pets on the property.

  • No. Smoking, vaping or the use of e-cigarettes is not permitted anywhere on the property.

Extras & Add-Ons

  • Amongst the native gardens and lush lawns, you’ll find a large communal dining table and shade umbrella as well as sun lounges to stretch out on. 


    Our front boat shed is filled with fun and games for your enjoyment, with some items available for hire by deposit and others under an honesty system. There’s plenty to choose from, including bikes, paddle boards, kayaks, sun shelters & beach chairs, kids beach toys and board games.     Find out more.
